  • A notary public is a state-appointed official who verifies identity, witnesses signatures, and deters fraud by confirming that documents are signed willingly and knowingly.

  • I handle virtually all notarizable documents, including:

  • You must have:

    • A valid, government-issued photo ID

    • The document fully filled out but NOT signed

    • All signers present (in-person) or ready online (RON)

    • Any witnesses required by the document (ask me if you're unsure)

Identification & Signer Requirements

  • Acceptable IDs generally include:

    • State-issued driver’s license or ID

    • U.S. passport

    • U.S. military ID

    • Green card or other government-issued photo ID

    • Foreign passport (must be current)

    If your signer doesn’t have ID, ask about credible witness options (in person only).

  • Yes, as long as the signer fully understands the document in their own language and can communicate directly with me.
    RON signings must be in English unless the platform allows otherwise.

  • Yes — as long as they are alert, coherent, and willing.
    If capacity is unclear, I must refuse the notarization.

Remote Online Notarization (RON) FAQ

  • RON allows your document to be notarized entirely online, using secure audio-video technology and digital certificates.

  • RON is legally recognized in all 50 states + D.C.

  • You’ll need:
    ✔ A smartphone or computer with camera/microphone
    ✔ Stable internet
    ✔ A valid ID
    ✔ A quiet, private room
    ✔ Ability to upload your document (PDF preferred)

  • You’ll complete:

    • Knowledge-based authentication (KBA) questions

    • Automated ID scan

    • Liveness check (depends on platform)

Loan Signing FAQ

  • An LSA is a notary trained to execute mortgage real estate document signings for title companies and lenders.

    • Buyer / Seller packages

    • Refinance

    • HELOC

    • Loan modifications

    • Reverse mortgages (if eligible)

    • Commercial loan docs

    • Cash deals

    • Hybrid closings (eSign + wet sign)

    • Remote Loan Closings

  • No — that is unauthorized practice of law.
    I can describe document purpose (e.g., “This is the Deed of Trust—it secures the loan”), but I cannot interpret or advise.

    • Refinance: 45–75 minutes

    • Buyer/Seller package: 45–90 minutes

    • Seller-only: 15–20 minutes

    • HELOC: 20–40 minutes

    • RON loan signing: 20–45 minutes

Document & Legal Limitations

  • No — that would be unauthorized practice of law.
    I can notarize documents you provide.

  • Some blanks are allowed (e.g., optional sections), but material blanks must be filled in.

  • No. I can explain general notarial procedures but not legal implications or document meaning.

  • Yes — if the notarization is about the signature itself.
    For “certified copies,” I can only certify copies of certain records, depending on PA law.
